I like to pride myself of being different the average agent with regard to marketing properties.
The reason why I say marketing is that marketing is different just listing a home to sell. Listing a home just consists of putting a sign in the yard and basic information on the Multiple Listing Service. Some put an ad in the local newspaper. Some add a picture to the multiple listing service.
But what is marketing a property? It is more then just the MLS. It is more then a sign in the yard. It is more then just an open house.
What are some of the things I incorporate into marketing your property? A big part of marketing real estate currently is the internet. For example if you are reading this now you are on the Internet on a website advertising real estate marketing services. Newspapers are declining rapidly in advertising of all sorts and real estate is one of them. When was the last time you saw 10 pictures of a home in a real estate advertisement? I run small ads featuring one picture in the local real estate classifieds. But my main advertisement venue is the internet for your property.
Every agent does some sort of internet advertisements even if they don't even try. From the Northern Colorado MLS the listings are sent out to Realtor.com and other websites. Most websites that allow you to search for properties will have your property on it. Here's a graph showing how the internet has taken over in how buyers find properties.

But there is more to internet advertising then that. I do more then that. I create a specialized webpage devoted to your property. For example if your home is at 1455 15th Ave Greeley, Colorado your property will have it's own webpage at www.1455_15thAve.greeleyco.com or something to that effect. This will feature keywords that people search for real estate with. Say you are in the Bittersweet subdivision. If someone searches for a home for sale in the Bittersweet subdivision your website for your home will be in the top results in the search engines. Within two weeks of listing your property with me your property will be in the top 10 of search engine results in quite a few different key words.
In addition to the webpage I feature a video of your property and blogs about it to get additional exposure to your property. I will also do a virtual tour. I feel the video is better then the virtual tour, but the virtual tour well certainly help.
In addition to that I send just listed cards to the neighborhood to let folks know there is a great home for sale in the area!
All this internet marketing is great, but there is one thing that could keep your property from selling. And that is the price. You should price your home or property to sell based on your motivation to sell. If you don't really have a timeframe you hope to sell you can price it a little higher possibly then the market. But if you want to have your property under contract within 3 weeks then you must price it accordingly. This is why foreclosure properties are priced as low as they are. The banks want to have them under contract with 30 days. Although your property should be in better condition then those. I provide you with a market analysis to show you what similar homes to yours are selling for and are currently on the market. Also I will show you what homes are on the market that are in competition to your property.
Speaking of condition of your property I will visit your property and give you a no nonsense evaluation of your property and what you could do to enhance the saleability of it.
Marketing is half the part of the success for sale of a real estate property. There is contract negotiation. The final agreed on sales price and everything else is up to you, but I'm there to help you with that negotiation to get there. Then after the contract there is still work to do. There are property inspections that the buyer most likely will do. Then possibly more negotiations after that. Remember in a real estate purchase everything is negotiable.
Mortgages are getting harder and harder for buyers to obtain on properties these days. I will offer my knowledge to you the seller on what we have to do to make it easy for a buyer to get a loan. For some loans the property has to be in great condition with certain things done.
Then there is the closing. By this time we should be all squared away, but this is still the big moment when you give away the possesion of your home.
